Job Description

  • Identify investment opportunities: Seek out and identify a portfolio of investment projects that align with the company's policies and business lines.
  • Lead project evaluation: Lead the survey and evaluation of fundamental project elements, such as nature, scale, location, opportunities, market, current status, legal status, form, solutions, selection, and proposals.
  • External relations: Maintain external relations and work with state management agencies, partners, and related customers to obtain support and approval regarding policies and legal matters, ensuring that all requirements of investment and project development are met.
  • Investment process: Organize advice and propose procedures, plans, and schedules for implementing land-use investment projects during the investment preparation phase in accordance with legal regulations.
  • Investment procedures: Directly and/or organize the implementation of investment procedures from the time of being selected as the project investor until the completion of construction permits.
  • Land clearance: Organize the implementation, coordinate with state agencies to carry out compensation for site clearance in preparation for project implementation.
  • Monitor progress: Monitor and urge the implementation of the set plan and schedule.
  • Internal processes: Develop/improve internal processes to enhance coordination between departments and improve work efficiency.
  • Legal support: Assist other departments in carrying out legal procedures during the investment implementation phase until the completion and handover of the project for use.
  • Organizational structure: Build a personnel apparatus and organizational structure suitable for the scale of the Company's project development.
  • Work allocation: Arrange, assign, and coordinate work for employees based on functions, tasks, and actual situations to ensure efficiency.
  • Performance management: Create work plans, assign tasks, supervise, and evaluate employees within the scope of responsibility.
  • Financial planning: Prepare and propose expenditures for the Board to serve the work according to the Company's financial regulations, as well as estimate monthly expenses for project development so that the Finance - Accounting Department can plan to allocate capital.
  • Other tasks: Other tasks assigned by the Board of Directors.

Job Requirement

  • Skills:

  • Understanding of real estate products and markets: Residential, Commercial, Services.
  • Knowledge of the process of implementing investment projects involving land use. Understanding and constantly updating the latest legal regulations related to real estate projects.
  • Understanding of current state regulations, standards, and norms in the field of planning and construction.
  • Understanding and application of legal regulations related to projects, investment, construction, and housing.
  • Good communication and presentation skills.
  • Effective teamwork and collaboration skills.
  • Software:

  • Proficient in using office software (Word, Excel, PowerPoint...) and specialized technical software (Project, Autocad...).
