Site Expansion Manager

Job Description

• Land Acquisition:
  • Identify and evaluate potential land acquisition opportunities that align with the company's strategic goals.
  • Conduct market research and feasibility studies to assess the viability of potential projects.
  • Negotiate purchase agreements and manage the due diligence process, including environmental assessments, title searches, and zoning reviews.
  • Build and maintain relationships with landowners, brokers, and other industry professionals.
• Entitlement and Permitting:
  • Develop and implement strategies to obtain necessary entitlements and permits for land development projects.
  • Manage the preparation and submission of applications for zoning changes, site plan approvals, and other required permits.
  • Represent the company at public hearings and meetings with government agencies.
  • Stay up-to-date on changes to local, state, and federal regulations affecting land development.
• Site Development:
  • Oversee the initial stages of site development, including surveying, grading, and infrastructure installation.
  • Manage relationships with engineers, architects, and other consultants.
  • Ensure that projects are completed on time and within budget.
  • Monitor construction progress and address any issues that arise.
• Team Leadership:
  • Build and manage a high-performing team of land development professionals.
  • Provide guidance and support to team members.
  • Set performance goals and conduct regular performance reviews.
  • Foster a collaborative and positive work environment.
• Financial Management:
  • Develop and manage budgets for land acquisition and development projects.
  • Track expenses and ensure that projects are financially viable.
  • Prepare reports on project status and financial performance.

Job Requirement

• Preference will be given to candidates with experience in the retail, commercial real estate, or shopping center leasing sectors.
• Excellent cross-cultural communication and negotiation skills.
• Possesses basic data analysis skills and the ability to support site selection through market research and foot traffic monitoring.
• Willingness to travel for site visits, location surveys, and shopping center inspections nationwide.
