Job Purpose

We are seeking a highly motivated and business-minded Assistant Asset Manager to join our Frasers Property Vietnam (FPV) team. This is a critical, hands-on role responsible for the day-to-day value creation and operational excellence of our real estate assets within the Vietnam market. The successful candidate will drive the financial performance of specific properties, ensuring they meet or exceed their business plans, together with other KPIs within our balance scorecards. The role will work closely with the Portfolio Management, Sustainability, Corporate Planning, Building/ Estate Management teams.  

 

Responsibilities:

1. Asset Operations & Value Creation (Primary Focus):

  • Operational Excellence: Oversee the day-to-day performance of assigned assets (industrial & logistics, residential, and commercial). Lead the implementation of asset-level business plans to maximize rental income, occupancy rates and tenant satisfaction.
  • Budgeting & Financial Control: Develop and manage detailed annual operating budgets and capital expenditure (CAPEX) plans. Perform monthly variance analysis between actuals and budgets, providing corrective action plans to the Portfolio Management and FPV leadership.
  • Revenue Management: Work closely with leasing and marketing teams to optimize rental yields, manage lease expirations, and negotiate renewals to ensure long-term cash flow stability. Escalate material lease deviations or tenant risks accordingly.
  • Property Management Oversight: Supervise third-party property managers and vendors to ensure high standards of maintenance, cost-efficient procurement, and superior tenant experience.
  • Cross-Functional Coordination: Serve as the primary operational interface between development, leasing and operations teams, ensuring smooth handovers of new projects into the operational portfolio.

2. Sustainability Execution:

  • Green Operations: Implement ESG initiatives at the asset level, including energy efficiency upgrades, waste management protocols, and health and safety compliance, in coordination with the sustainability team, to meet sustainability KPIs.
  • Data Management: Lead the collection, verification, and reporting of asset-level ESG data (utilities, carbon footprint, social impact) for the company’s annual sustainability reports and GRESB filings. Provide monthly ESG data summaries to the Sustainability team.
  • Tenant Engagement: Drive "Green Lease" initiatives and social programs to enhance tenant satisfaction and community impact within our developments.

3. Cross-Functional Synergies:

  • Portfolio Management Support: Provide ground-truth operational data (actual occupancy, payment collections (incl. rental, utilities, etc) to feed into financial models and business plan revisions. Alert Portfolio Management to material operational variances that may impact portfolio-level forecasts.
  • Corporate Planning Support: Contribute asset-level inputs to the annual business planning and budgeting cycle. Provide actual performance data for KPI tracking and strategic initiative validation. Participate in regularized business reviews to present asset performance.
  • Risk & Compliance Support: Identify and escalate operational, safety, or compliance risks (e.g. regulatory breaches, safety incidents, contract non-performance) to the IMS unit. Implement corrective action plans arising from internal/ external audits or incident reviews.

4. Strategic Support & Reporting:

  • Asset Reviews: Prepare comprehensive monthly and quarterly asset performance reports for the Management Committee, highlighting operational risks, value-add opportunities and variances against budget.
  • Financial Data Support: Provide localized assumptions (market rental rates, vacancy projections, operating cost trends) to the Portfolio Management for financial model revisions and DCF simulations.
  • Market Intelligence: Conduct research and monitor local sub-market trends, including new supply and competitor rental rates and key initiatives, providing tactical advice on asset positioning.

Job Requirement

Qualifications & Experience

  • Bachelor's degree in Finance, Real Estate, Economics, Business Administration, or a related field.
  • Minimum 3 - 5 years of experience in real estate operations, property management, leasing or asset management support roles, corporate finance, or a similar role, with a proven track record of driving operational performances.
  • Extensive experience with real estate financial modeling (DCF, IRR) is a must.
  • Demonstrated ability to work cross-functionality (e.g. with sustainability, risk, or planning teams) is highly desirable.
  • Fluency in Vietnamese and English (both written and spoken) is essential.

Skills & Competencies

  • Real Estate Acumen: Working knowledge of real estate operations, lease structure, property management, and asset-level financial drivers.
  • Residential Projects experience is a big plus
  • Financial Modeling: Exceptional proficiency in real estate financial modeling and valuation techniques.
  • Strategic & Analytical Thinking: Ability to synthesize complex information from a real estate context and contribute to a clear strategic direction.
  • Communication & Presentation: Strong ability to translate on-ground operational data into concise professional reports for senior leadership.
  • Leadership & Collaboration: Ability to work cross-functionally and influence without direct authority. Comfortable escalating risks and seeking guidance when needed.
  • Attention to Details: High attention to details in data collection, reporting and documentation, as asset-level numbers inform corporate-level decisions.
  • Software Proficiency: Advanced skills in MS Office and productivity tools are critical
