Preparing documents to put out tenders for contractors;
Manage projects and supervise and coordinate the work of contractors.
Investigate the availability and suitability of options for new premises.
Calculate and compare costs for required goods or services to achieve maximum value for money.
Plan for future development in line with strategic business objectives.
Manage and lead changes to ensure minimum disruption to core activities.
Direct and plan essential central services such as reception, security, maintenance, mail, archiving, cleaning, catering, waste disposal, and recycling.
Ensure that buildings and facilities comply with applicable Vietnamese health, safety, and fire prevention regulations.
Plan the best location and utilization of space and resources for new buildings or the reorganization of current premises.
Check that agreed work by staff or contractors has been completed satisfactorily and follow up on any deficiencies.
Coordinate and lead one or more teams to cover various areas of responsibility.
Ensure that facilities/maintenance technicians are adequately trained, equipped, and motivated so that maintenance programs can be accomplished in a safe, timely, and cost-effective manner.
Use performance management techniques to monitor and demonstrate achievement of agreed service levels and drive continuous improvement.
Respond appropriately to emergencies or urgent issues as they arise.
Assess the current condition of electrical, air conditioning, plumbing, and other essential facilities and equipment.
Maintain accurate records of the condition of equipment and other building systems.
Initiate, implement, and manage the plant maintenance program based on best practices in the ethanol industry, with an emphasis on planning, scheduling, and preventive/predictive maintenance.
Create schedules for regular evaluation of facilities.
Participate in the development of policies and procedures that affect the use of supplies and facilities.
Ensure that all equipment and other facilities are working properly.
Create monitoring systems or programs to detect potential problems as early as possible.
Initiate interventions to resolve facilities and maintenance problems.
Ensure the safety of buildings and facilities against fire, flood, and other hazards in accordance with applicable Vietnamese regulations.
Prepare relevant safety records and reports for the responsible department.
Recruit and appropriately train facilities maintenance staff to ensure competent work performance.
Direct, maintain, and enforce safety programs for the maintenance department; review safety records to uphold safety standards for all employees.
Comply with all corporate policies and applicable Vietnamese occupational safety and health laws and regulations while carrying out maintenance functions.
Liaise with relevant government authorities.
Perform any other job assignments as required by the Asst General Manager/ General Manager from time to time.
Job Requirement
Minimum Bachelor's Degree required.
Minimum 5 years of managerial and supervisory experience & 10 years of technical experience (Mechanical & Electrical).
Knowledge of applicable Vietnamese occupational safety and health regulations and waste management requirements.
Experience in liaising with relevant Vietnamese government authorities, such as occupational safety, environmental protection, fire prevention and fighting, and electricity authorities.
Strong communication skills with the ability to resolve conflicts and provide direction.
Specialized in Facility Management, operations or equivalent.
Hands-on knowledge of all technical aspects of buildings and facilities.
Strong technical project & people management skills.
Good communication skills and proficiency in English
