Deal Sourcing & Pipeline Management
Build, maintain, and develop an extensive network of relationships with property developers, banks, financial institutions, and project brokers to proactively source potential investment opportunities.
Conduct market research and perform preliminary screening of project and land bank M&A opportunities based on the company's investment criteria and expected return rates.
Gather and analyze market data, comparable transactions, and industry trends to assess the feasibility of investment targets.
Track, update, and manage the investment pipeline database; prepare periodic reports on the pipeline status.
Financial Modeling & Investment Analysis
Develop, review, and optimize complex financial models (cash flow projections, IRR, NPV, payback period); perform sensitivity and multi-scenario analyses.
Evaluate and propose the most optimal deal structuring in terms of tax, legal, and financial aspects to ensure investment efficiency upon acquisition.
Develop exit strategies and determine exit valuations to maximize returns for each transaction.
Due Diligence, Negotiation & Deal Closing
Coordinate the entire comprehensive due diligence process (financial, legal, commercial), including setting up and managing virtual data rooms (VDR).
Collaborate with internal departments and external advisors to identify and flag material transaction risks.
Provide analytical support and negotiation arguments (pricing, payment terms), and directly contribute to the timely execution and deal closing.
Bachelor's degree in Finance or Investment; candidates with CFA, ACCA, or MBA qualifications are highly preferred.
Strong "deal sense" with excellent skills in financial modeling (Excel) and preparing pitch decks/investment presentations (PowerPoint).
