Job Description
Operation Manager, directly report to PM, will be in charge of supervising & coordinating with all sub-contractors such as janitorial service, security service, pest control service, landscaping service. Assist PM in providing administrative information and supervising daily operation tasks;
1. Administrative tasks
- Follow up sub-contractors’ contracts in all aspects;
- Assist PM in preparing & arranging events such as residence conference, Christmas party, Year End party, etc.
- Receive and resolve complaints from residents quickly & effectively;
- Accomplish and update procedures when needed;
- Plan working schedules for janitors and security guards;
2. Operation Tasks
- Remain working area clean and in order;
- Take responsible in working closely with sub- contractors in providing tools/ services and replacing tools/ staffs, ect.
- Negotiate with suppliers and ensure all the services are provided timely and professionally;
- Ensure that sub-contractors have to constantly apply working procedures for all maintenance contracts related to install equipment/ services and repair facilities;
- Liaise with engineering department to ensure proper maintenance for all services such as air-conditioning system, fire equipment, swimming pool, generator, security system and all shared building system;
- Accomplish all policies and procedures under PM’s guidance;
- Efficiently manage daily operation tasks;
3. Report
Monthly evaluation of sub-contractors submitted to PM for final approval;
Job Requirement
- At least 2-years experience in related fields;
- Strong interpersonal, negotiation and communication skills, for liaising with colleagues, customers and other stakeholders;
- Ability to work with IT resources such as databases and spreadsheets, for the collection and management of information;
- Excellent communication, interpersonal and writing skills;
