Job Purpose or Summary
- Responsible for building and leading the Site Selection Team to fulfill the Company’s targets.
- Prepare the market development and site selection plans to ensure it is within the budget approved by the Company.
- Manage, evaluate site selection models and propose the effective and appropriate site selection models for each market
Main Responsibilities
ORGANIZATION AND TEAM MANAGEMENT
1. Develop Site Selection organizational structure, job descriptions, budget to perform the company strategies/goals. Ensure periodical review or whenever necessary.
2. Develop departmental and individual KPIs, do alignment with direct line manager and ensure the target achievement.
3. Cascade targets to subordinates by assigning KPIs, giving instructions, supporting for achieving the targets and ensuring performance appraisal as requested
4. Build-up and develop the Site Selection team, organize and assign tasks, manage the team performance; implement the employees’ competence evaluation and have professional development activities to fix gap between the current and expectation.
5. Deliver training of processes, procedures, work standards/instructions to subordinates, and ensure the compliance within the delegated function.
6. Create best practices for the teams in the systematic approach and ensure activities are delivered in line with these best practices (Includes SOPs, process, policies, work instructions, improvement ideas)

SITE SELECTION MANAGEMENT
1. Negotiate, report, evaluate potential sites and ensure that it meets Company’s standards;
2. Primary responsibility for new site selection across all potential markets;
3. Analysis and evaluate the potential growth of markets;
4. Build up the database on potential business sites, implementation plans and budget to develop new markets according to company’s standards and budget;
5. Manage, evaluate site models and propose the effective and appropriate site models for each market;
6. Advise, analyze contract terms to ensure the legality and benefits of Company;
7. Build and evaluate the site selection standards in accordance with the actual situation of the market;
8. Analyze and assess data on opened stores to prepare the proposal to improve the site selection models, improve the business of stores and coordinate with relevant departments to submit to BOD for approval;
9. Organize, manage and control the activities of Site Selection Department to fulfill the targets of the Company;
10. Report to BOD the activities of Site Selection Department;
Other tasks as required from Line Manager.
Job Requirement
Education: Bachelor’s or advanced degree
Professional major: Economics, Business Administration, Construction
2nd language ability: Good English communication
Computer usage ability: MS. Office (Word, Excel, PowerPoint, Outlook)
Related experiences: At least 5 years of experience working in the position of a real estate agent or equivalent of finding sites for business development
Essential Capabilities
- Good knowledge in site management especially on finding sites, planning, coordination, implementation, scheduling and budget
- Strong contract management ability
- Good leadership and effective communication skills with people at all levels
- Knowledgeable in types of documents of construction, contracts, legal and home ownership documentation
- Analytical, organizational, and presentation skills
- Business and information acumen, communication and negotiation skills
