Job Description
Tenant Lease Management:
- Manage tenant lease contracts, including receiving and reviewing lease agreements.
- Oversee the handover of spaces and guide tenants through the documentation process for construction.
- Coordinate with relevant departments to support tenants during construction, ensuring adherence to regulations.
Customer Complaint Handling:
- Receive and respond to tenant information and calls.
- Record complaints and propose effective solutions to resolve tenant issues.
Lease Adjustment and Termination:
- Process tenant requests for lease adjustments, evaluating and preparing proposals for approval.
- Negotiate lease terminations and propose solutions that align with company policies.
Debt and Risk Management:
- Manage and recover tenant debts, including controlling the risk of bad debts.
- Provide risk assessment reports related to tenant financial obligations.
Lease Expiration and Renewal:
- Monitor lease expiration dates, manage tenant lease renewals, and report on contract extensions.
Tenant Business Performance:
- Evaluate tenant business performance and propose support solutions to enhance tenant satisfaction.
Service Quality Control:
- Monitor and evaluate the quality of services provided to tenants and ensure compliance with contract terms.
Communication and Coordination:
- Provide necessary information to all tenants, particularly in office buildings.
- Send messages and correspondence to tenants as required.
- Maintain good interaction with technical, security, and housekeeping departments to address tenant needs.
Subcontractor and HR Support:
- Manage subcontractors as required to support tenant-related activities.
- Assist the HR department in selecting customer service staff to enhance tenant relations.
Training and Team Development:
- Develop and maintain a positive attitude in customer service training programs.
- Allocate training time for customer service staff and receptionists as necessary.
- Ensure that all employees maintain high standards of appearance, personal hygiene, and proper uniform usage according to company guidelines.
Administrative Tasks:
- Update attendance sheets and work schedules of employees.
- Maintain daily work logs and a job request tracking list to ensure all tenant-related activities are documented and monitored.
Job Requirement
- Bachelor's degree in Business Administration, Property Management, or related field.
- Proven experience in tenant relations, property management, or a related field.
- Strong negotiation, communication, and customer service skills.
- Ability to manage multiple tasks and priorities effectively.
- Knowledge of lease agreements, debt recovery, and risk management.
- Proficient in using property management software and tools.
- High attention to detail and problem-solving abilities.
