Job Description

Property Manager will be overall responsible for the day to day operations of the project to plan, guide and support the project toward a success by efficient management, well services provided.

JOB DESCRIPTION

Management system setting up

  • Set up the pre-opening budget operations budget;
  • Build up the organization chart and job descriptions for the Property Manager and all operational staffs;
  • Establish resident’s handbook and fit out guidance book;
  • Set up standard templates and prepare for reports including operational report, profit loss statement, periodical operation plan, etc.;
  • Set up standard working procedures for staffs and sub contractors;
  • Select and monitor sub contractors such as M&E maintenance, security service, pest control, gardening landscaping, janitorial service, etc.;
  • Assist developer in handover process of the project and provide related documents;

Operation management

  • Implement all operational systems and procedures in accordance with the Company’s Operational Procedures;
  • Maintain the development to the highest standards;
  • Maintain the development to the highest standards;
  • Ensure smooth operation of all plant and equipment;
  • Ensure that all operations and maintenance must be undertaken correctly and legally;
  • Take responsible in establishing rules/regulations regarding health safety;
  • Ensure that all operations and maintenance must be undertaken in accordance with the policies and agreement of
  • developer and their contractors;
  • Confirm maintenance schedule, which must be included in the monthly report;
  • Coordinate with Chief Engineer to ensure effective supervision of technicians and contractors;

Human Resources Management

  • Ensure all new employees will officially be welcomed and attend company’s orientation;
  • Build up personal development plan with employees annually;
  • Recruit, train as well as give each staff chances to develop themselves;
  • Conduct a minimum of 2 performance appraisals per year for all staffs;
  • Ensure all employees always maintain work ethics and obey to company’s code of conduct;
  • Ensure Savills Group Policies for employee are adhered to;

Accounting and Financial Services

  • Strictly control all expenses related to property and effectively utilize budget to avoid overspending;
  • Supervise the payment process of management fee as well as other fees (from residents to developer) and the process of issuing invoices;
  • Record all documents related to payment process and all accounts related to management process of current projects;

System report

  • Financial report details of payments, bad debt repossess and consultancy for developer;
  • Monthly Operations report operations management of the property, recommendations for redecoration, improvements, etc ..(if any);

Job Requirement

  • At least 5 years experience in related field;
  • Proficient English (both spoken and written);
  • Proactive, competent, flexible and willing to learn;
  • Business related knowledge and a good sense of current issues.
