Position: Purchasing Staff - Real Estates

Responsibility
* Build and manage a network of potential, qualified suppliers for MEP systems, facility, building services, spare parts, consumables;
* Perform purchasing steps as defined by the Company:
- Collaborate with internal teams to understand procurement needs and specifications;
- Carry out bidding proccesses according to Company regulations, negotiate and establish favorable terms and agreements with suppliers; proceed workflow approval steps to select winner;
- Prepare purchase order/ contract based on bidding result; liaise with relevant departments and contractor to negotiate terms and conditions; proceed workflow approval steps to sign purchase order/ contract;
- Perform goods/ service delivery in a timely manner and follow-up goods/ service acceptance as well as payment;
* Manage purchasing schedule and progress to ensure safety, compliance and customer satisfaction;
* Maintain accurate records of purchases, pricing, and supplier information. Stay updated on market trends, new products, and suppliers in the industry;
* Assist in developing and implementing procurement strategies to optimize costs;
* Manage internal budgets (OPEX & CAPEX) and assist in creating annual budget;
* Ensure purchasing activites are carried out in accordance with the laws and Company's regulations.
Requirements
・Education: University graduate
・Language: Fluent in English (all 4 skills). Must be familiar with English used in contracts and other formal documents.
・Experience:
- At least 2 years in possession of a network of suppliers for building services and technical/ equipment services
- Strong document creation skills;
- Ability to negotiate with suppliers strongly;
- Ability to coordinate with different departments to finalize decisions;
- Ability to manage numbers, budgets, numerical analysis;
- Good command of Microsoft Office applications, especially Word, Excel, Power Point;
- Familiar with an ERP software (SAP/ Microsoft Dynamics…)
- Good teamwork and communication skills;
- Good negotiation skills (both internally and externally);
- Ability to manage deadlines and multitasking;
- Ability to cope with pressure.
