The Facility Maintenance Assistant Manager is responsible for assisting the Plant Engineering Director in planning, organizing, and managing all facility maintenance operations to ensure the reliability, safety, and efficiency of the company's infrastructure and utility systems. The role leads facility maintenance teams, manages contractors, controls maintenance budgets, drives continuous improvement initiatives, and ensures compliance with all regulatory and company standards. The Assistant Manager also supports facility expansion projects and acts on behalf of the Plant Engineering Director when assigned.
ESSENTIAL DUTIES & RESPONSIBILITIES
1. Facility Operations Management
- Lead and manage daily operation of all facility systems.
- Ensure maximum reliability and availability of utilities.
- Develop long-term maintenance strategies.
- Establish maintenance priorities based on operational needs.
- Support manufacturing operations through effective facility management.
2. Maintenance Strategy
- Develop annual Preventive & Predictive Maintenance Plans.
- Monitor PM effectiveness through KPIs.
- Review equipment reliability and recommend improvement projects.
- Lead Root Cause Analysis (RCA) for major breakdowns.
- Standardize maintenance procedures and best practices.
3. Facility Projects & Expansion
- Lead facility expansion and renovation projects.
- Prepare project scope, budget, timeline and resource planning.
- Coordinate cross-functional project implementation.
- Support Phase expansion, layout changes and infrastructure upgrades.
- Participate in equipment commissioning and handover.
4. Contractor & Vendor Management
- Select and evaluate maintenance contractors.
- Review quotations and negotiate technical scope.
- Monitor contractor performance, safety and quality.
- Ensure contractors comply with company regulations.
5. Budget & Cost Management
- Prepare annual Facility Maintenance Budget.
- Control maintenance expenses.
- Review CAPEX and OPEX spending.
- Identify energy-saving and cost reduction opportunities.
- Support AFE preparation and investment justification.
6. Safety & Compliance
- Ensure compliance with:
- Fire Protection
- Electrical Safety
- Environmental regulations
- Building regulations
- ISO standards
- OSHA / Local regulations
- Lead facility safety inspections.
- Support EHS audits.
- Ensure licenses and statutory inspections remain valid.
7. Leadership & People Development
- Lead, coach and develop Facility Maintenance team.
- Conduct performance reviews.
- Develop succession planning.
- Identify technical training needs.
- Build a high-performance maintenance culture.
8. Continuous Improvement
- Lead Lean, TPM, 5S and Kaizen activities.
- Improve equipment reliability.
- Reduce downtime.
- Optimize energy consumption.
- Improve maintenance processes through digitalization and CMMS.
9. Reporting
Prepare monthly reports covering:
- Maintenance KPIs
- Utility consumption
- Budget performance
- Project status
- Equipment reliability
- Contractor performance
- Safety performance
